Accommodation Manager (Live-in)

Through our various independent companies, we manage a diverse portfolio that includes commercial office buildings, car parking facilities, hotels, residential properties, industrial spaces, and retail sites. Currently, our Residential division oversees more than 400 tenancies, which encompass a diverse range of boarding houses and residential sites. About the Role We are seeking a proactive Accommodation Manager to live on-site at our residential property located at 18 Earp Street, Wellington. This varied and rewarding role involves overseeing the daily operations of the property, providing support to tenants, and ensuring that the site remains safe, clean, and welcoming at all times. In this position, you will serve as the primary point of contact for tenant support, addressing emergencies and lockouts as needed. Your typical day may include showing rooms to prospective tenants, onboarding new arrivals, responding to maintenance requests, coordinating with contractors, and ensuring that shared areas are clean and well maintained. You will also take on light cleaning and exterior tidying responsibilities to keep the property presentable. Compliance is a crucial aspect of this role, which includes maintaining up-to-date digital records, monitoring safety standards, and ensuring adherence to Healthy Homes and fire safety regulations. You will also ensure that the site complies with obligations set forth in the Residential Tenancies Act 1986. As a live-in manager, you will be expected to respond to after-hours issues when they arise. Requirements We are looking for candidates with experience in accommodation, property, or facilities management. However, if you possess the right attitude and strong organizational skills, we encourage you to apply, even if you do not have direct experience in these areas. A working knowledge of tenancy laws, excellent communication skills, and the ability to manage time and tasks independently are essential. Physical fitness and a willingness to engage in hands-on work are important attributes for this role. Proficiency in basic digital tools, such as Microsoft Word and Excel, is required, and experience with Palace Property Management Software would be an advantage. A full New Zealand driver’s licence is also necessary.
