About the Role As we continue to expand our property management division across New Zealand, we are seeking an experienced and high-performing Property Manager to join our Christchurch team. In this role, you will take full ownership of a portfolio of 100 to 150 residential properties, ensuring that each home is well-maintained, tenanted, and delivering strong returns for our investors. Key Responsibilities Portfolio Management You will oversee the day-to-day operations of your portfolio, which includes managing maintenance and repairs, conducting regular inspections, and implementing proactive upkeep. Coordination with contractors to ensure cost-effective and high-quality work will be essential, as will maintaining detailed property, compliance, and financial records. Tenant and Investor Relationships Building strong, trust-based relationships with both tenants and landlords will be a critical aspect of your role. You will be responsible for resolving issues quickly and professionally while providing strategic advice to maximize investment returns and supporting long-term tenant retention and satisfaction. Leasing and Rent Management You will market and lease properties to high-quality tenants, managing applications, screenings, lease agreements, renewals, and terminations. Ensuring timely rent collection and legal compliance, as well as keeping landlords updated on market trends and pricing insights, will be part of your responsibilities. Compliance and Risk You will ensure that all properties meet health, safety, and legal requirements, staying current with the Residential Tenancies Act (RTA). Proactively handling inspections, insurance claims, and risk mitigation will also be part of your duties. Business Growth In this role, you will identify and onboard new property management opportunities and help grow our Christchurch portfolio through investor engagement. Collaborating with our marketing team on property promotions and staying informed about local property trends will also be important. Requirements To be successful in this role, you should have: - Experience managing a residential portfolio of 100 or more properties. - A deep understanding of property compliance and the Residential Tenancies Act. - Exceptional communication and relationship-building skills. - A proactive, solutions-focused mindset. - A full New Zealand driver's license (essential).
