About the Role
We are currently seeking a Commercial Property Manager to join our team in New Lynn, Auckland. In this role, you will be responsible for overseeing all aspects of our commercial property portfolio. Your duties will include lease administration, communication with tenants and property owners, maintenance coordination, financial oversight, compliance with regulations, and daily operations. You will work to ensure that our properties are well-maintained, fully tenanted, and performing financially in alignment with the Company’s investment goals, while also adhering to New Zealand legislative requirements.
Key Responsibilities
You will build strong relationships with tenants, addressing inquiries and resolving issues efficiently. Your role will involve managing lease renewals, terminations, and rent reviews while ensuring compliance with relevant legislation. You will conduct property inspections, including entry, routine, and exit inspections, and coordinate necessary repairs, maintenance, and insurance reporting.
Additionally, you will oversee marketing strategies to attract quality tenants and minimize vacancies. You will be responsible for managing rent collection, addressing arrears processes, and overseeing operational expenses. Maintaining accurate property records and ensuring documentation meets legal and best practice standards will also be key aspects of your role.
Collaboration with contractors will be essential to ensure timely and high-quality maintenance and preventative works. You will provide regular updates to stakeholders regarding tenancy matters, financial performance, and property conditions, while ensuring that health, safety, and compliance standards are upheld across all managed properties.
Qualifications & Skills
To be successful in this role, you should have a New Zealand Level 4 qualification or higher in fields such as Property Management, Marketing & Sales, or Customer Service, or at least two years of relevant industry experience in New Zealand property management. A strong understanding of New Zealand tenancy law and commercial leasing practices is essential.
We are looking for someone with excellent interpersonal and negotiation skills, who can effectively manage time and prioritize tasks in a dynamic environment. Proficiency in property management software and Microsoft Office is required. Given that many of our key tenants speak Mandarin or Cantonese, the ability to communicate in Chinese, both spoken and written, would be highly advantageous for managing tenants’ expectations and requirements.
Benefits
We offer a standard work schedule of Monday to Friday from 9 am to 5 pm, totaling 40 hours per week. The salary range for this position is between $72,000 and $78,000, depending on experience. This is a full-time, permanent position.
